Building in Berlin-Kreuzberg set to Welcome New Occupants by Early 2026

The "Macherei" quarter, located on the Hallesches Ufer in Berlin-Kreuzberg, is set to welcome a new tenant at the beginning of 2026. The international financial services provider, Stripe, will occupy around 3,000 square meters of office space in the "M40" building.

The "M40" is a remarkable wooden bridge building, boasting a total area of 26,000 square meters, making it the largest of its kind in Germany. It was designed with sustainable construction in mind, aiming to set a new standard for eco-friendly building practices.

Stripe, known for its programmable financial services that enable businesses to process online payments and digitally control their business processes, joins a diverse mix of tenants in the "Macherei". The quarter unites apartments, office spaces, gastronomy, and social infrastructure, providing a unique urban meeting point between Kreuzberg and Mitte.

The heart of the quarter is the former Postscheckamt building, which has been renovated and modernized. The site also includes new buildings such as the wooden bridge buildings "M40" and "M60" and open spaces. The "M60" office building, adjacent to the "M40", is designed to operate climate-neutrally, thanks to photovoltaic systems.

The "Macherei" aims to demonstrate how residential space, workplaces, and public spaces can be combined without compromising sustainability and quality of stay. It aims to offer a sustainable, urban environment with local supply, green spaces, and options for environmentally friendly mobility.

In 2023, Accenture was announced as the first major tenant in the "M40". The quarter also houses 337 rental apartments, including subsidized units owned by DEGEWO. Two established Berlin gastronomy concepts, EDEN (offering Vietnamese specialties) and Agiori (an ice cream parlor), have opened locations in the "M60" and "M40" respectively.

The cross-laminated timber used in the "M40" comes from certified European forestry, ensuring a sustainable and eco-friendly construction process. The "Macherei" is expected to achieve 45 percent CO2 savings through climate-appropriate construction, compared to a reference building.

The "Macherei" project is a significant step towards creating a more sustainable urban environment in Berlin. With Stripe's move-in, the quarter is set to further solidify its position as a hub for innovative, eco-friendly, and forward-thinking businesses and residents.
