Renter acquires 6,500 square meters of office real estate
Adesso SE Secures Office Space in Modernized Prisma Building in Frankfurt's Lyon Quarter
Adesso SE, an IT service provider, has secured approximately 6,500 square metres of office space in the modernized "Prisma" building located in Frankfurt's Lyon Quarter. Negotiations with other interested companies are still ongoing.
The Prisma office building, originally constructed in the 1990s, is undergoing a comprehensive renovation to reduce energy consumption and create modern workspaces. The renovation, scheduled to be completed by the end of 2025, is being carried out in collaboration with the Frankfurt architecture firm Holger Meyer Architecture.
Once renovated, the Prisma office building will offer around 44,000 square metres of office space. A round 3,000 square meter atrium is being created at the centre of the building, serving as a meeting point for tenants and visitors and fostering a connection between the working world and urban life.
The atrium will be publicly accessible and will house a variety of amenities, including gastronomy, coworking areas, event spaces, and fitness facilities. This vibrant hub aims to strengthen social and economic networking in the area.
The renovation has already resulted in a 55 percent reduction in primary energy demand, aligning with current technical, energy, and design standards. The project supports the development of the district into an urban location where work, living, and leisure are closely intertwined.
Sonar Real Estate and a fund from Patron Capital took over the Prisma office building in 2022. Savills advised the owner of the Prisma office building, while JLL accompanied Adesso, and Gowling WLG provided legal advice in the current transaction.
Adesso plans to move into the Prisma office building by spring 2026, marking the start of the active marketing phase of the building. Further discussions about office spaces are already underway.
The modernized Prisma office building in the Lyon Quarter aims to provide an impetus for the development of the area, creating a lively place that offers not only functional but also future-oriented and energy-efficient office spaces.
