Residential Complex at Mason & Fifth, Westbourne Park
Allford Hall Monaghan Morris (AHMM) and TiggColl have completed a significant mixed-use development in West London, known as Mason & Fifth Westbourne Park. The project, operated by Mason & Fifth, replaces a brownfield site and aims to establish a new urban quarter on the Grand Union Canal.
The architecture of the development references the local industrial and residential vernacular, with the design approach informed by the area's unique character where the city's intensive use intersects with nature. The architecture has been arranged as a family of buildings of different scales gathered around a central courtyard. At its highest point, the scheme rises to 12 storeys, stepping down to four and five storeys to address the surrounding streets.
The scheme includes a 332-key flexible stay building with associated amenities, co-working and affordable workspace, a waterfront restaurant, and improvements to the public realm. The project's flexible stay building anchors the development and contains extensive shared amenities, including social and work lounges, a communal dining space, a listening lounge, screening room, wellness suite, swimming pool, gym, and movement studio.
The interior design, carried out by TiggColl, draws on the character of the surrounding neighbourhoods, including Notting Hill, Ladbroke Grove, Portobello Road, and Golborne Road. The interiors feature pieces from over 30 independent local brands and creatives, layering craft and handmade objects into each space.
The wellness suite below features flowing lines and a material palette of porcelain, marble, green tiles, and patinated mirrors, reflecting the movement of the Grand Union Canal. The residents' lounge and kitchen on the tenth floor offer panoramic views of London, with a lowered timber and fabric-textured ceiling for scale and warmth.
Hazel Joseph, director at AHMM, stated that the redevelopment of the site has created a unique place in the city where people can come together and build a community. Rachel Coll, Founding Director at TiggColl, added that the aim was to capture the contrasting landscapes of the Westway's industrial concrete canopy and the fluidity of the Grand Union Canal.
Access to the central courtyard is provided by a new public route from the residential street to the north, with the entrance passing beneath an archway lined with a reflective soffit. The design dialogue aims to bridge the area's past, present, and future, allowing Mason & Fifth Westbourne Park to become a part of this location's evolving story.
Matt Floyd of Cheyne Capital commented that the focus is on developing high-quality, mixed-use developments that deliver real sustainability and community value. The interior design for the project was carried out by the firm Maya Design. The curation, procurement, and styling of the interiors were handled by the Mason & Fifth Design Studio.
The development is located on the site of the former Licenced Taxi Drivers' Association headquarters. With its unique blend of architecture, interior design, and community spirit, Mason & Fifth Westbourne Park is set to become a landmark in West London.
