Graven Hill Residents Voice Concerns Over Second Stage Plans
In the UK's largest self-build development, Graven Hill, residents have expressed their concerns about the second stage plans, claiming that they could lead to a 'two-tier community' and strain the area's infrastructure and public services.
The Graven Hill Village Development Company (GHVDC) had produced plans for the second stage of the site, but these drew criticism for reducing green spaces, play areas, and lowering the number of self-build plots. The plans also faced criticism for increased housing density with more apartments.
In response to these concerns, the GHVDC shared the document produced from the initial consultation with Create Streets and its consultants, including the team producing the updated Design Code. However, residents felt that the consultation lacked transparency by failing to show a clear comparison with previous plans.
The latest developer plans were found to be a "departure from the initial vision" of the Graven Hill site, and a Think Tank, Create Streets, was commissioned by Graven Hill residents to review the second stage of the GHVDC's plans. The Think Tank agreed with the residents, stating the latest plans "will create a place that is not easily distinguished from other developments around the country."
The review raised concerns about maintaining the high standards set in phase one with the latest plans. It also criticized the removal of 12 playgrounds and noted a decline in the design quality of some flats and affordable housing. The review urged improvements to ensure consistent quality.
In light of these concerns, the GHVDC has taken into consideration the points raised by the review and will use these when finalizing the second stage plans. The GHVDC has promised to hold a further feedback event featuring an updated masterplan, which is still a work in progress.
The GHVDC's latest phase of development would see the inclusion of more affordable housing and apartment buildings. While these additions aim to address some of the concerns about the affordability of the development, residents remain worried about the impact on green spaces, play areas, and the overall character of the community.
The GHVDC held a full public consultation of its proposed updated masterplan between February and March 2024, providing an opportunity for residents to voice their concerns and suggestions. The hope is that through this feedback and the considerations taken from the review, the GHVDC can create a development that meets the needs and expectations of its residents while maintaining the unique character of Graven Hill.
